overcrowded sea and mountain resorts . Also we have listed some building
plots , which all are with planning permition , ready for construction work to
begin. In other words , again you can find your perfect spot to build a house
on . And finally theentrepreneurs can find some investment properties to
indulge . Here you can find hand picked properties , which according to our
experience will be of interest to our clients . Some of the houses on offer are
ready to move in , others require some additional work and the rest need some

Buying property in Bulgaria as a foreign citizen can be rather challenging. Our
team of experienced specialists with extensive knowledge of the Bulgarian
property market and expertise in Bulgarian property law will make sure
you receive detailed information for every step of the property purchasing

We will advise you on your legal options, banking and tax issues that you will

We work for the client and have no ties to the seller of the property. By working
with a range of professional key estateagents and developers we offer our clients
the widest choice. We give impartial advice to clients .
Properties on the site have been carefully selected to appeal to an Irish and UK
market. In addition, we find specific property for clients. If you do not see a

The charges for our services are as follows :
1. Broker' s commission: we charge 3% agents commission or
minimum of £500. Our commission is payable when paying the deposit and
signing the preliminary contract for purchasing the property.
2. To act as your legal representative in the country (if you decide to
give us power of attorney): £245.
3. Company set up fee – it is charged for consultations and assistance
by our affiliated lawyers in registration
of a limited company, required to obtain a property in Bulgaria - 300 pounds
4. Viewing fee: NO CHARGE . We will arrange with one of our
affiliated estate agents to carry out the viewing for you .
5. Documentation: Checking the legality of all documents - £50
6. Surveys:
Environmental and debt surveys on the property- £50
Homebuyers report – £100
Building survey - £210
7. Your company: arranging with Bulgarian accountant to maintain
your company accounts - £30
8. Trip organisation: arranging flights, accommodation and car hire -
£30
9. Translation of company documents and title deed into English: £5
per A4 page.
10. All In One service package cost £700 and includes:
company registration fee
translation of the documents
checking the legality of all documentation
environmental and debt surveys on the property
accepting power of attorney and acting on your behalf
arranging with Bulgarian accountant to maintain your company accounts
arranging flights, accommodation and car hire (if required)
Please, note that the above price doesn't include notary fees, municipal tax,
and stamp duty or agent commission fees (when applicable).
13. Accompanied visit to Bulgaria with a UK adviser: For more

14. Other expenses: Depending on each property there are other
expenses like: notary fees, tax when purchasing property, stamp duty, etc.
These additional charges are small. For example for a rural house these are
from £200 to £300 . These should be paid separately by the buyer.
